Uhh ohhh, Downingtown. You are a very small borough whose residents had better pay attention now. It has been quite a while since I have heard such develobabble (development babble).

What caught my eye? 

This:

DOWNINGTOWN >> Developers have proposed to create a seven-story parking structure with 72 condo apartments, in place of the Borough lot for public parking.

The plan, called Union Place, is being proposed by Andrew Hicks, owner and president of TriPoint Properties, Inc of Downingtown.

“We are working on preserving our history while also allowing our community to modernize and move forward in a way that is going to attract the next generation of Downingtown residents to our world class schools, restaurants and parks,” Council President Anthony “Chip” Gazzerro…..There will be 72 apartment units.

This includes 58 one bedroom units and 14 two-bedroom units. Parking spaces for the apartment tenants will allocate one parking space per bedroom…..The condo apartments will be known as “The Flats at Union Place.” …..Borough officials said they will determine to accept or decline the bid offer by developers of $325,000 to purchase the property….Council members had recently requested a proposal for public parking. Council members were informed of the parking structure, residential units and retail shop plans during their June 3 meeting and are reviewing the bid. The entity that will own the property during the investment is known as Union Place partners, L.P…

Ok so let us not forget what was in the Philadelphia Business Journal late September, 2014:

Look I know my opinion is not going to be met with thank you notes and flowers from cash strapped Downingtown Borough, but Downingtown is small, so they need to be careful because the wrong project could overwhelm and cause more issues than good.
They say this project will only be 75 feet tall? With all that they are proposing? Really? 
The plan will only add an additional handful of parking spaces but will add quite a lot of apartments. Any mention of the proposed rental prices? Will they be affordable?
And what is being planned for the former Archdiocese acreage? Any inklings yet?
An RFP for public parking in Downingtown Borough is quite different than this proposed project. This project is a game changer, but not necessarily in a good way.
The developer sharks are circling, is borough blood in the water?
I found  a Draft Comprehensive Plan Update dated 2013 online . Not sure if it is complete yet (it appears to be), but the buzz words and phrases are in there like “higher density”. 
Downingtown is a small country borough, and that is o.k. Not every tiny town out here needs to or should supersize.  
I am not saying  NO development and growth is needed, but projects like this that gobble up things like public parking lots on municipal owned land  (as in taxpayer) which gets turned over or sold to developers does not necessarily work out so well. Tripoint’s thing appears to be acquiring distressed properties but how many projects? Take a good look at their website and properties and what they have done.
Yes, I am jaded when it comes to development and yes, there are very few projects I actually believe in or like, but that doesn’t mean I am anti-development. It means that I honestly have not seen any great projects in a long time.
Look before you leap, Downingtown. This plan is pretty darn dense. And will it ultimately embrace the character of a small town or create a jarring, disproportionate sensation utterly lacking in human scale?

It would be a big step for the borough, which does not have any buildings as tall as the proposed condo-retail combo…Borough Councilwoman Ann Feldman said the project would not help preserve Downingtown’s character as a “sleepy mill town.”

Yesterday was a study in contrasts. Started out my morning in Chester County, and headed up to New York City for the day.

New York City in October is very alive and bustling. A cacophony of sights and sounds and smells. I worked in New York for a few years when I was younger and fall and spring were my favorite seasons. It is such a contrast now to go from the quiet of Chester County to the very definition of urban.

From the east side to the west side, New York City is a sea of constant motion…and taxi cabs. It’s beeping and honking and massive waves of people bustling across giant intersections.

It is one of my favorite places to take photos, but yesterday there wasn’t time for that. I appreciate the beauty and the urban canyons of Manhattan, but I truly am a Chester County person now….I love getting back to the trees and fields.

From New York City it was back to Ardmore for the last First Friday Main Line. The event was the Happy Howl O’Ween dress up your dog contest.

Since 2006 First Friday Main Line has been there to bring art and music to every day life ; bringing local artists, musicians, and small businesses together. Inspired by the Old City (Philadelphia) First Friday, First Friday Main Line has had people discovering art in unexpected places.

Because Ardmore doesn’t really have gallery spaces, the art and music were tucked in alleys, store fronts, restaurants and on the street. All of this was done by Executive Director and Ardmore business owner and resident, Sherry Tillman. These were never Lower Merion Township as in municipal sponsored events. Many municipalities are deeply involved in the First Friday celebrations of their communities, but the extent of Lower Merion’s involvement was basically collecting permit fees.

First Friday Main Line was something I was deeply involved in until the spring of 2013. I did the publicity and event photography and it was an amazing ride, including a Congressional Commendation in 2010 for our Operation Angel Wings initiative.

But change is inevitable. Sherry called me a couple of months ago to let me know she was putting First Friday on hiatus. I had stopped actively participating because of my move to Chester County and new life here. I was sad to hear her news, but understood. She wanted to focus on different kinds of art events and get back to creating on her own. Sherry is an artist in her own right.

Coming back to the last First Friday Main Line was a bittersweet, yet sentimental journey. I had spent so much time in Ardmore between First Friday Main Line and the community activism I was part of a few years ago. (Lower Merion Township had once to seize part of the historic business district via eminent domain for private gain.)

Coming back to the area I once called home is now like being a stranger in a strange land. What once was home, is now just a place I used to live. The contrast was very pronounced to me this visit. I loved seeing all the old and in many cases beloved familiar faces, but I see everything now through different eyes in a thanks for the memories kind of way. I no longer belong to these old places, I belong to Chester County.

Part of the contrast which was sad to see is just well, how grungy and almost worn around the edges Lower Merion Township seems to look. And that isn’t just the business districts. When I was a kid Lower Merion really was a beautiful place to live. Now it is just an expensive place to live, which is not the same thing.

What I observed was a lot of the sense of community and neighborliness no longer seems to be self evident. A lot of strangers bustling by, and I wonder are there still people stepping up to foster a true sense of community? Or maybe it’s no longer that kind of place?

I have to be honest I do not miss the congestion and traffic of the Main Line nor do I miss the constant development. I felt really old passing by locations where I remember the house and the people who lived there, only now planted on those spots were condos and McMansions and such. All of what replaced what was in these spots are built out to the last possible inch with no real attempt at human scale let alone compatible style. In fact, no real style at all, these projects between Wayne and Ardmore scream nothing more than “new”. Sad.

Down the street from where my parents used to live, I read recently about a house which has a property which is now the subject of potential development. I knew it as the Woodruff House.. The super family which once lived there is long gone and sadly mostly passed away. Realistically, the development will probably happen. There is no zoning and planning to prevent it even if it is a ridiculous and vastly inappropriate spot for infill development.

But it has been almost 40 years at this point since Lower Merion Township had a comprehensive plan update, and the lack of planning is showing. What worries me about what is happening on the Main Line is the same developers snapping up whatever they can there are also in Chester County.

Take Downingtown, as in the borough. If they don’t watch it, they will make the same mistake that Malvern Borough did with Eli Kahn and Eastside Flats, which should really be seen from the rear too. An article appeared in the Philadelphia Inquirer recently:

Yep, Eli Kahn.again….Eastside Flats which still look vastly out of place in Malvern and unfinished although they are finished and the project is for sale (See Philadelphia Business Journal, July 2, 2014) .

And remember that very telling Patch article a couple years ago that told a very different tale of how much money Malvern Borough would actually make off of this project?

During a discussion…at….Malvern Borough Council, resident Joan Yeager asked a related question:

“Once the King Street project is completed, how much additional money is going to come into the borough? In taxes and all,” she said.

“Something in the neighborhood of $60,000 a year,” council president Woody Van Sciver said, citing a financial feasibility study done before the project was approved.

“That’s it?” Yeager replied, expecting a bigger payoff from the several new businesses and hundreds of new residents that will be moving to the east end of the borough.

Downingtown can afford a development misstep even less than Malvern Borough. And I love Malvern, but if there is some benefit to having that Christ awful development once you get beyond having Christopher’s there and Kimberton Whole Foods moving in, I haven’t seen it. And the development looks like giant Lego buildings (with about as much finesse) plunked down in Lilliput.

There are a lot of empty store fronts in Eastside Flats and the borough itself, and last time I was there to have lunch at Christopher’s there were cigarette butts all over the sidewalk in front of the nail salon. Of course I also wondered why such “high end” and new real estate could only get a nail salon? And have you ever see Eastside Flats from the rear? It shows it’s backside to a lot of Malvern residents over the tracks and wow, a little landscaping might help. But do developers like this care about the existing residents?

My travels yesterday merely reaffirmed the true contrast between urban, suburban, and Chester County. And suburban doesn’t have to and shouldn’t be the mini-me to urban, and well for us out here in Chester County, we shouldn’t want developers to spin their tales of the Emperor’s New Clothes out here and give us the awkward new urbanism fairy tale or hybrid cross of what they are shoe horning in everywhere else. Maybe that is NIMBY (not in my back yard) of me, but heck I have lived with bad projects and bad planning in my back yard–it’s one of the things I was happy to leave behind on the Main Line when I moved to Chester County.

I still believe Chester County is incredibly vulnerable to these projects, and these tiny towns and boroughs need to think carefully before jumping to the extremes of these very dense developments. Places grow and evolve and not all development is bad, but there is just way too much of it. The pace needs to slow.

The open space and gracious rolling farm lands,fields, and forests which make up Chester County are worth preserving. So is the way of life which accompanies it. Thanks for stopping by today. Just heard the most interesting thing:

Malvern Borough has THREE Borough Council write in candidates for Election Day next week!

Their names are Todd Lexer ~ Matt Radano ~ David Bramwell.

The spirit of Betty Burke is alive and well on Halloween!

Kudos to these people for standing up and realizing that to slow down development stupidity in the borough of Malvern that they need to change the faces of who governs this tiny hamlet. And fast.

If you live in the borough of Malvern please show your support for these people on election day and what they are trying to do which is save your town. Write these people in!

The power of your vote next week is your best immediate voice in Malvern. If I lived in the borough I would vote for everyone who was not the current status quo in office and write in these three. Don’t know any of them, never met them, but God bless them for doing this

malvernHow funny! This blog has “arrived” I suppose in Malvern Borough given the very amusing comment under the article I am about to post.

The article is about Malvern Borough and I presume the Malvern Business Association and borough is doing damage control in light of growing community discussion (including on this blog) on development in Malvern Borough. The article is authored by a writer whom I deeply respect, but I still find the article to be a little obvious on the part of the borough.

“Certain blogs”? How funny! I suppose that must be yours truly? Well the reality is I have been at this a long time and I do not deal in “misinformation”. And in the same vein, they want you to believe opinion is bad and opinion is misinformation. Which of course we all know as intelligent and rational human beings is simply not true.

I have never pretended to live in Malvern Borough. Truthfully, I would never live in the borough given the local government issues, which while they ebb and flow always seem to be a problem. And it is highly insulting to say to people in neighboring communities in essence “all we care about is you coming to town and spending money. ” The reality is, none of us have to shop in Malvern Borough. There are some local merchants I try to support but if traffic and parking and development increase, I will go elsewhere. Life is too short.

As for developers? Can we put on the big kid pants for a moment? Developers develop to enhance their profit margins, not because they are secretly altruistic and love everybody to the moon and back. They build, take their profit, and move on. They aren’t “partners” in the community. However, not all developers are bad. I have some that I like. But I do not like what Eli Kahn has done. East Side is too big, too hulking and someone left a comment on my last post about fire trucks? Here (and I quote):

I think Malvern Borough sells itself short by allowing density and development that does not mesh with the small town character of low and old Main Street buildings and Victorian and other older homes on the side and connecting streets to King.

Yes it is my opinion that Malvern Borough should hit a pause button and see how East Side flats fare for a few years before committing to additional large-scale development. And yes I think they need to be more selective about infill development in general.

My opinions are based on research and what I have seen happen in other communities where local government wouldn’t listen to residents and where development has not only torn the communities asunder, it has not delivered the promised pathways of gold.

The comment above is amusing too. This is the guy who decided on my last post that this little woman was going to see it his way or else. Towns and boroughs should not be hard to drive through. It hardly means that people want to go there, it only means that they can’t get through there….and no we don’t need another sprawl mall or series of big box stores, but what do you think goes hand in hand with those development-wise? And there is still no lack of blight in Malvern Borough. Parts of King around the Flying Pig are prime examples. And just building new buildings is not going to make pre-existing blight go away. But incentives aimed at business property owners might help. State grants for facades and sidewalks and whatever. Not much of that money is around but why not have State Reps and the State Senator seek things like that out?gables

There is this whole build it and they will come mentality. But what is it they are building and who is it who is coming and will they stay? Malvern is a SMALL town. How many apartments does it need, and will apartment dwellers really add to the long term tax base or will they just be more transients passing through?

The only way to decide this is to not grow all at once, but in stages. Which is why Malvern should try living with the hulking behemoth that is Eastside Flats and not rush to approve a 600+ unit Transit Oriented Development (“TOD”) project and other high density infill development.

And one other thing about this Malvern Business Association? Don’t they encompass OUTSIDE the borough too? Into Frazer? What are they thinking about the Route 30 business corridor in Frazer? With the landscape that is dotted with dangerously blighted and crumbling buildings? You know like the former Malvern Meetinghouse that is SO bad that East Whiteland is thinking of condemning it and there is speculation of homeless living in it? Or all the odd rental properties that house a lot of transient immigrant workers that look like they are ready to cave in on themselves the properties are so ill-kempt? Do they know about that sinkhole in the parking lot that appears and disappears where the Frazer Post Office and Nudy’s Café is?

I find it amusing that a couple of columns by Henry Briggs and a couple of blog posts and some limited public discussion has the PR machines revving up in Malvern Borough. Apparently a nerve has been struck I guess?

Anyway, I will keep on offering my opinion when and if the spirit moves me. My opinion is Malvern Borough is one hot mess now and all this development won’t improve it. And that is a shame. I still feel they should embrace their inner small town and work on improving what is already there. Especially since no one knows what Septa is doing. They could cut service past Paoli again, they have done it before.

But the mentality of everyone has to be OK with this is wrong. Everyone shouldn’t be ok with this. There needs to be meaningful community input and there hasn’t been. Just deals made between the Mayor, Borough Council and Developers. The only positive I see in this hot mess thus far is the addition of Kimberton Whole Foods and Christopher’s to the business district. Here’s hoping we’ll all be able to park and patronize them when they open.

At the end of the day I can’t see this from my window. Thank goodness. But I have seen what happens elsewhere, so I can tell you that if this all steamrolls ahead without thought and planning, Malvern Borough will end up hating what they created but will merely leave it for future generations to fix.

What happens in Malvern Borough will also affect OUTSIDE of the borough in neighboring municipalities.

Malvern warming up to Eastside Flats

Now that it’s finally taken shape, Malvern appears to be warming up to Eastside Flats, the mammoth mixed-use project on East King Street that has radically changed the face of the borough.

“The majority of people are excited, especially for the new retail coming to town,” said Malvern Mayor Jerry McGlone.

Public concerns about the $48 million, five-acre complex have mostly focused on traffic and parking, but “we worked with the developer to get that right,” McGlone said, “and the concerns seem to have disappeared.”

One level of a bi-level 330-space parking garage has been set aside for shoppers and a surface lot will hold 84 cars.

“Parking won’t be an issue,” promised David Della Porta, president of Cornerstone Communities, the project’s developer in partnership with Eli Kahn and Gary Toll….“It’s big; there’s no question about it,” said McGlone. “But they’ve done a nice job with the façade. And people forget how blighted the area was. To have a residential/retail complex like this is such a big improvement.”

Della Porta said he hasn’t heard any complaints. “If people don’t like what they’re seeing, they’re being polite and keeping it to themselves,” he said. “We’ve gotten more notes, calls and accolades on this project than for any other one we’ve been involved with.”

Sigh….it’s all alrighty in Spin City….

if septa is considering cutting service past paoli, why does malvern need T.O.D.?

malvern train stationI remember years ago as a college student without access to a car when I wanted to go visit friends at West Chester University, if I couldn’t get a ride I had to take a train to Paoli and then get one of those scuzzy cabs to West Chester. And Paoli train station on the side going towards Malvern felt just as creepy and isolated then as it does today.

I was happy when Malvern and beyond opened again on Septa.  And people ride the train.  When I was transitioning out to Chester County for a while I took the train out from the Main Line.  I was going through radiation treatment for breast cancer and a lot of the time towards the end of my treatment I was too tired to drive. This was when Malvern train station was under construction.  It was then I realized there was no handicap access at either Paoli or Malvern – quite frankly during that time I would have welcomed a ramp versus steep stairs – I was just that tired. At Malvern during the heat of that summer I was going through radiation was when you not only had to climb  steep stairs, the train station also had no place for you to sit to wait to be picked up and a car couldn’t get near enough to pick you up.  Instead you had to wind your way through a construction site and around through to the other side via the roads on a sidewalk that was not the best.

So now there is the tunnel and the station is rehabbed (but still isn’t truly handicap accessible) and during the summer Malvern Borough officials were putting on charettes or whatever for T.O.D.  Transit Oriented Development, otherwise known as borough officials see dollar signs and have no brain cells. I wrote about T.O.D. before.

I said then I used to say that TOD stood for Total Of Dumbasses. It is like Groundhog Day for me because I lived through a lot of these Emperor’s New Clothes scenarios when I lived on the Main Line.  It tore apart Lower Merion Township where I used to live and to this day divisiveness truly still exists. And Transit Oriented Development is still a myth of more fiction than fact.

To say that people in suburbs and exurbs and quasi rural areas will give up driving is just ludicrous.  These municipalities and developers should just be honest: they don’t have the ability to put sufficient parking in all this new age urban-like development.  They don’t care so much about the environment and being green, in my humble opinion it is all about the green they can bank in profits. And who suffers? People already living around these infill development targeted sites.

Malvern’s charm is in it’s history and size, much like the village portion of Berwyn and similarly scaled small towns and villages.  I could see making Malvern say sprucing up a little bit more like Narberth which has undeniable charm and popularity, but Narberth does things based on sound planning and well Malvern Borough seems to chase dollars like a hooker looking for money on top of the dresser.

TOD stands to add hundreds of living units. Hundreds as in someone told me in excess of 600.  Malvern is no way capable of handling that many additional living units and cars and people.  That has a trickle down effect to the schools too. And we aren’t talking real estate taxes, we’re talking overcrowding.

TOD in Malvern will also adversely affect their neighbors in East Whiteland.  Much the way Tredyffrin affected Radnor residents downstream along the Gulph Creek when they allowed Church of the Savior and some other things to super-size.  East Whiteland should stay on top of this from a municipal perspective.  No one needs trickle down issues.

So why am I writing this? Because of something that appeared in Malvern Patch that was copied from Plan Philly.

The long and short of it there is a very real chance SEPTA will cut stops off the R5 Paoli/Thorndale Line.  As in NO MORE train service. Stopping at Paoli again.

So I have to wonder if Septa will even do the makeover planned for Paoli train station?  And if the service is truncated and stops at Paoli, how will Paoli even if their grand plans make it to completion handle the influx?

I put forward that Malvern Borough Council and Borough staff /administration need to be watched.  They want to shove, shove, shove through new development yet they have no substantive planning that I can see. I know what they see- they see ratables.  What is happening (for example) with the Gables Greenhouse property on Warren and Second Ave?  There were a couple of things in Malvern Patch which seem to have disappeared?  The comments indicate on the remaining article that like five houses are being considered for that property?

Malvern Borough has lost it’s way.  They don’t seem to listen to their residents.  They also can’t seem to get much money in the end for development projects.  Remember when people checked out what they were getting in ratables for East King Street/Eastside Flats? See:

I feel I must say again that in addition to better planning by municipalities and boroughs throughout Pennsylvania, there also need to be updates made to the Municipalities Planning Code.  After all Zoning blames Planning and Supervisors/Commissioners.  Supervisors/Commissioners blame flaws in Municipalities Planning Code.

Want to see bad planning?  Look no further than Lower Merion Township and take Ardmore as an example.  There is a short film surfacing about development there and the fact that when it occurs a lot of businesses and residents will have ZERO parking for two years and reduced parking after that. Getting off the soapbox now.  Just been chewing on this a few days.

east whiteland zoning alert: malvern issues

abandoned house on morsteinI have been waiting for East Whiteland’s CubeSmart drama to pop up again, and it is…on Monday. Remember the last meeting on Cube Smart this summer? The one where one of the board members fell asleep? The zoning hearing board agenda for Monday is posted, check it out.

Appeal No. 13-15 Application of Old Lancaster Venture, LP, c/o CubeSmart (continuation of the hearing commenced at the July 22nd meeting of the Board).

I say this is a meeting worth attending for CubeSmart alone.

Of course while I was perusing the agenda (which I have loaded for you here: East Whiteland Zoning Hearing Board Agenda Aug 26 ), something else caught my eye that people anywhere near (or on) Morstein Road or Collegeview in Malvern should sit up and take note.

You know that derelict to the point of abandoned home on Morstein just before Collegeview (if you are coming up Morstein from King Road – grainy photo above)? The driveway is overgrown and trees have fallen down, yet if you look closely when you go by it appears it is still full of stuff although obviously not inhabited? Well apparently the property is in play and up for subdivision:

Appeal No. 13-17 Application of Pennfield Properties, LP as equitable owner, and the Estate of George F. Donahue as the title owner, for a variance from the minimum lot width at the street right-of-way line (75 feet required) in order to reduce the lot width at the street line to 49 feet, in conjunction with a proposed two-lot subdivision of property located at 1535 Morstein Road (tax parcel 42-6-51) in an R-1 zoning district.

I would say given the verbiage that the sale might be contingent upon zoning approval. If you live near this home or merely care about residential zoning in East Whiteland, I think this is an important thing – if this applicant gets approval for a variance in minimum lot width the barn door is WIDE open to questionable development where a lot more gets crammed onto a lot less space than used to be allowed.

The word of the day is precedence. As in you do not want it happening with this application.

Being allowed to go from 75 feet to 49 feet is a very big deal. Trust me, I came off the Main Line where no one is happy until every nook and cranny is developed and people are squished into neighborhoods like lemmings. (Which of course leads to other issues with things like infrastructure, roads, traffic, and so on and so forth.)

I figured from the first time I saw that house that the lot was just a goner and someone was waiting for a developer to put jingle in their pocket. However, I think if a developer overpays for land it is their personal issue. That being said, yeah ok, a developer bought it, but East Whiteland can say no to what they are requesting and have these applicants stick to developing more along the size and scale of other homes in the neighborhood. This property has a lot of woods. Once a neighborhood eco system is changed and open space is obliterated, it is not coming back. Please, if you are going to go to this meeting ask East Whiteland to deny the variance request. Preserve a very pretty stretch of road and neighborhood.

malvern getting art gallery with an edge to its voice….

So… There is a gallery to open in Malvern…They are touting being sandwiched between those East Side Flats buildings under construction. I think East Side Flats are way too big for Malvern which like it or not is a village smaller than even Narberth and the development is seriously lacking human scale and style, but will be glad to see an art gallery. Art is good for a community.

However, I do not like the almost negative commentary about Chester County barns and covered bridges- as a photographer they are not only among my favorite things to photograph, they are part and parcel of what makes Chester County so special. I know that this particular commentary shouldn’t be sourced to the writer of the article in the paper as originating this PR spin, so I would caution the new gallery owners, who themselves are artists to have a care about what I feel are borderline pejorative comments about the art historically and dare I say traditionally known in Chester County.

One of my own Chester County inspired still lives taken at a Goshenville Historic Day in East Goshen. I reproduced the photo on canvas, framed it, and ironically it sold out of a Main Line gallery and now sits on someone’s wall.

Long before I moved to Chester County I frequented art shows like the fabulous annual affair in Historic Yellow Springs. I also have a friend named Averil (an artist herself) whose late mother was a Chester County artist named Valerie Lamb Smith. I will never forget visiting Averil’s parents’ house for the first time (smack in the middle of Chester County horse country way before it was trendy) and seeing her mother’s art hanging in a farmhouse outbuilding that served as an art studio. Averil’s mom had work strung on lines and they were wafting in a breeze. It was such a thing of beauty I remember it still in my mind’s eye to this day. It was her mother’s work that truly made me begin to love and appreciate the Chester County school as an adult.

The Chester County “school” of art and artists is a very real and beautiful thing, so if these gallery owners want to open something edgy and different that is their right, but they should refrain from knocking a style of art a lot of us old and new to Chester County love. And to quip that modern art looks good in Main Line homes makes them sound like interior decorators not artists or art curators. And maybe it is just me, but I hate people who refer to Philadelphia as “Philly” . Philly is a cheesesteak, Philadelphia is the city. As to who will live in the behemoth of Malvern known as East Side Flats, only time will tell.

Do I believe that homes should have a mix of art? Absolutely. But to give an interview that is pretentious and by interpretation knocks the art Chester County is know for is just bad form. Loving particular forms of art is entirely subjective and beauty is in the eye of the beholder. I have photographed a lot of art over the past few years for First Friday Main Line as well as publicized it as part of the publicity for this non-profit’s events. But never in a million years would I ever dream of publicizing one kind of art or artist or art discipline at the expense of the other. It is a big world and there is room for many different styles and forms of art. So JAM Gallery, welcome and best of luck as new kid on the proverbial Chester County block, but please, show a little respect for the plein air and other styles that have made Chester County their home before you. Also interested to hear that Malvern still has First Fridays- hadn’t heard about that in a LONG time.

Poised to open this fall, Malvern’s mammoth Eastside Flats has long been the talk of the town…. JAM Gallery will open Saturday, Aug. 10, and, like its towering neighbors still under construction, it’s a decidedly 21st-century addition to the quaint Victorian borough. You won’t find the usual Chester County barns or covered bridges displayed on JAM’s walls. Instead, look for paintings and sculpture that are edgy and imaginative, some even avant-garde by Main Line standards…….The backyard is adjacent to the outdoor area that Eastside Flats plans to use for “Second Saturday” gatherings showcasing local merchants. JAM is a three-way family venture, with Melanie overseeing the art, her husband Jerry, a retired pharmaceutical executive and eager oenophile and cook, bartending and making hors d’oeuvres for gallery parties, and son Adam handling the books. Co-curator with Fisher will be Lynnette Shelley, an artist of similar stylized bent, who moonlights as the lead singer in the experimental “avant rock” band, Red Masque, she founded with her husband….In the walk-to-train apartment-retail complex Eastside Flats, the two see an opportunity. “It’s short-sighted to think, ‘This is the Malvern, you can only have plein air landscapes on your living-room wall,’” says Shelley…..Modern art, she adds, looks fantastic in traditional Main Line homes.

My tip to people looking to add life to their homes with art? It doesn’t have to be expensive, it doesn’t have to be pretentious. It should be something that moves you – something you enjoy . It can be as simple as a flea market or barn picking find. Or something found at Resellers Consignment in Frazer, or something from your childhood home or grandmother’s attic or from Clover Market in Ardmore (they have had some great artists affordable to buy from since the market’s inception).

Buy the art that you love. Leave the need to impress to others.

UPDATE: I was just cruising through Malvern Patch to see if there was any resident feedback from Malvern’s TOD meeting (since the media can’t seem to cover life altering development) and my eyes about popped when I read this:

The meeting was last night at Borough Hall.  The subject was the Transportation Oriented Development…Read More Plan presentation which is encouraging the Borough to change the zoning on the north side of the railroad tracks on Warren Ave.  so that 600 residential units can be constructed so that SEPTA can increase it’s ridership and surrounding communities can avoid suburban sprawl.  The plans presented showed several 12 story buildings; a plan with multiple 7 story buildings and a plan with even more multiple 4 or 5 story buildings.  Another meeting will be announced for late summer or early autumn as they are required to hold 3 public meetings and last night’s was the 2nd.  I don’t know if the 3 plans were left at the Borough Hall or if they are being held by the Delaware Valley Planning Commission.  In a nutshell, if you think East King Street Flats is your vision of what Malvern should be like, then this proposal is EKSF on steroids.

I used to say that TOD stood for Total Of Dumbasses.  It really means Transit Oriented Development, and whoa Nellie I had no idea it was being planned for Malvern Borough.

It is like Groundhog Day for me because I lived through a lot of these Emperor’s New Clothes scenarios when I lived on the Main Line.  It tore apart Lower Merion Township where I used to live and to this day divisiveness truly still exists. And Transit Oriented Development is still a myth of more fiction than fact.

And oh my gosh golly here comes a meeting that may have been held TODAY in Malvern Borough that I only saw on Malvern Patch just now and it wasn’t posted until July 22 at almost 11 pm.  This is a meeting important enough that it should have had widely publicized notices for weeks and not been held in the dead of a hot, hot summer when a lot of people are away.  But the jaded person in me says that naturally that is when local governments sneak things through: around major holidays or in the dead of summer.

A meeting this important and they seem incapable of properly publicizing? it is a shame that Malvern Borough wants to turn themselves into Upper Darby or something isn’t it?  I have to ask is this “plan” actually a done deal and are these motions are just for show?

Malvern’s charm is in it’s history and size, much like the village portion of Berwyn and similarly scaled small towns and villages.  I could see making Malvern say sprucing up a little bit more like Narberth which has undeniable charm and popularity, but Narberth does things based on sound planning and well Malvern Borough seems to chase dollars like a hooker looking for money on top of the dresser.

Some will find my words hard and hyper critical and for that I am sorry, but lordy have they learned nothing? Look at Eli Kahn’s hulking monstrosity would you? The photo below was taken in March and while the Tyvec and black paper may be covered up now by plaster and whatnot but it still does not disguise the fact that this project looms over the street, looms over houses across the train tracks and lacks human scale and the ridiculously low amount once quoted in the paper as what would be gained in ratables leaves me scratching my head.

And again, I am sorry to sound this way it is just so simply Groundhog Day and if I could spare anyone what others have gone through with these Emperor’s New Clothes fools’ errands of unattainable zoning overlays and infill development hair-brained plans that don’t EVER seem to take into account the scale of current buildings, architecture, history, human scale, design elements, the actual will of the people or parking and traffic I would.

I don’t live in Malvern Borough so I have no standing, just opinion.  But I have to say I am not anti-progress but I am against poor planning.  An article from September 2012 in Main Line Media News by Henry Briggs on this topic says that as per tax records Malvern Borough residents pay nearly FOUR TIMES the taxes paid by businesses and industrial property owners.

On Tuesday, Sept 25, from 4pm to 7pm, Malvern Borough will offer its citizens a voice in a decision that will permanently effect the future of the town.

Woody Van Sciver, Borough Council President and Jeff Riegner a planning consultant, will ask for comments on “transit oriented development” in Malvern; specifically, putting additional people and buildings into a half-mile perimeter of the Malvern SEPTA station.

As Malvern is only 1.3 square miles, this will have enormous and permanent impact on the people who live and work there.

With the development of East King Street, the town is currently in the first stage of a 10% expansion….What triggered the study? A breakfast in 2008 hosted by the Philadelphia Area Chamber of Commerce and attended by assorted civic leaders, including Woody Van Sciver, Malvern Borough Council President.

The main speaker, Barry Seymour, from the DVRPC, spoke about the need to beef up density around transit centers – the SEPTA and AMTRAK stations – along the Main Line. His pitch echoed that of the “Landscapes Plan” which Chester County put together years ago.

I am with Henry Briggs and ex-Borough President Pat McGuigan: keep Malvern a traditional village.  Maybe spruce it up a little and get some of those derelict property owners near the Flying Pig to clean up and get tenants, but don’t supersize Malvern around a train station that isn’t even handicap accessible.  Fix up the existing downtown, get grants to repair sidewalks.  Look to ways of improving parking for visitors and residents. Come up with a viable village plan that looks at Malvern Borough as a whole so progress flows and doesn’t cause pain. Go to Media and Narberth and check them out – although downtown Media is much larger than either Narberth or Malvern like Malvern and Narberth it is off the beaten path (i.e. not right on a major road like Route 30)

Like many municipalities, Malvern Borough might benefit in term limits for elected officials because wow hearing this stuff makes one question why people serve doesn’t it? Maybe this Woody Van Sciver needs to retire, right?

Malvern Borough is 1.2 or 1.3 square miles and that will never change.  It is time for Malvrn Borough Towns Fathers to put away their huge insecurity issues and obvious inferiority complexes and accept Malvern for what it is: a VILLAGE.  Capitalize on THAT, don’t try to make Malvern what it is not.  And anyone who tells you that your community in exurbia (because out here we are past the traditional suburbs of the Main Line) will only thrive and prosper with tons of density and infill development should be run out of town on a rail and sent to live in the urban jungle they so greatly crave.  As a matter of fact, I hear there is a lot of room in Detroit these days.

Lecture over You all do what you want this is merely my opinion.

it’s palm sunday, so why not post about an abandoned church?

DSC_0049So yesterday, I went out and photographed an abandoned church that had historical importance to the area: Ebenezer AME Church.  I had taken a couple of photos a while back and then Pete Kennedy from Malvern Patch told me what I was looking at so I wrote the post ebenezer ame church – bacton hill road.

DSC_0042Ironically and as life might have it, as I was out yesterday taking photos, someone from the East Whiteland Historical Society popped by to leave a comment on my post.  His name is Peter H. Spengeman and this is what he had to say:

As a member of the East Whiteland Township Historical Commission, I appreciate the writer’s interest and concern about the considerable historical resources in the Township , and the ongoing need for protection of structures such as the Ebenezer AME Church, a recent focus of beginning conservation planning.   All of us shudder when we pass a formerly stately structure crying for help.   To mount preservation efforts , it does require committment, time and often public advocacy and substantive funds to ensure that bricks and mortar are added to create stability of these structures as well as interest in publicizing our rich history.  We are pleased that the Supervisors of the Township have supported the Historical Commission over the years, as well as past and recent efforts by the County of Chester and private societies to catalog all resources and provide new and excellent research into the Paoli Battlefield  and Battle of the Clouds.  The Township Historical Commission now has openings, and those in the community who feel strongly about historical preservation are welcome to come to a meeting, held the second Tuesday of each month, and see if they would be interested in contributing.  Thank you,

I am going to not try to sound harsh, but what is it they do besides bemoan the fact that a heck of a lot of history in East Whiteland is rotting?  Loch Aerie, Linden House, and more?  For example (I do not know all the municipal boundaries so feel free to correct me) but isn’t part of Duffy’s Cut that Amtrak won’t allow any more archeological digs on in East Whiteland?  Is the mass grave important enough that maybe another marker closer to the actual site is in order?

DSC_0037Or Linden Hall or Lock Aerie?  Have they sought commercial conservation minded buyers or donations from the developers getting rich off of East Whiteland?

I get that part of the problem is East Whiteland has probably more commercial zones than residential so why not get smart with zoning and planning?  Is it possible to write into ordinances and make conditions of approval that not only include  these developers to improve the roads and infrastructure, but to kick in towards the preservation?  I mean seriously they have developers with huge, deep pockets like Brian O’Neill and Eli Kahn, right?

Both developers and their partners have made noises out here and elsewhere about how their developments add to the character of an area, so why not have them put their money where there mouths are on historic sites?  I would even say welcome them making corporate offices out of a historic structure in a commercial zone – we all know it is not going to go back to residential so why not encourage a developer to preserve the facade and do an adaptive reuse of the interior?

Paoli Battlefield and Battle of the Clouds are important, but why is it I see neighboring municipalities succeeding with preservation efforts? Historic Sugartown, Historic Goshenville, and even though sometimes I think they need to do more, Historic Yellow Springs?

DSC_0023I note that East Whiteland’s Historic Commission has openings, but I am a writer, not a board person.  I have little patience for boards where not much has changed in decades and trust me, they would not like my impatience.  I am doing them a favor by raising awareness, what I do not get is how they seem unable to think outside the box here.  Why not go to their supervisors and ask for more public and private partnerships?  After all, Chester County has great wealth in it, and it is win-win for those who have those beautiful estates and properties to have what lies around them look nice too.  Preservation and adaptive reuse can do that.

Also to be commented upon is that I sent out my initial post to historical groups who keep records of the black soldiers who served in the Civil War and others interested in local history and preservation and not one acknowledged receipt of the e-mail or commented on the post.  I also sent to media outlets and did not hear anything.  But that part doesn’t surprise me because history, crumbling history, and historic preservation aren’t sexy to the masses that feed off local and regional media.  I will remind the print and t.v. media that you used to cover stuff like this.

DSC_0027So on Palm Sunday I offer you photos of Ebeneezer AME, or should I say her ruins in Frazer.  This church meant a lot to a lot of people for a lot of years, right?  Is this how we honor her dead buried in her church yard, or what was her church yard?  I wondered as I took my photos yesterday if descendants of the dead buried there even know they have people in this old abandoned churchyard?

DSC_0078I have no idea who owns this, maybe the state, but I know from paying attention to other cases involving abandoned churches and grave yards, local municipalities like East Whiteland can take them over.  And seriously what would it cost to put a little fence and marker up and to cut the weeds?  You could probably interest more boy scout troops  and archeological types to help right the graves.  All it would take would be a little effort on the part of say, East Whiteland Historical Society.

EWTHC I have started something here for you, am happy to share my photos.  Am happy to volunteer in as much as trying to raise awareness and take photos of preservation efforts should they actually occur.    But you have to actually want to care about this stuff and again, not trying to be mean, it is a little hard to decide what it is you care about – on East Whiteland’s website there are no current agendas or meeting minutes since 2009.
