A lot of us look for these things, and Chester county used to have lots of options. Today development is growing in farms are shrinking.

It’s tough going for farmers in a county once known for farms and agriculture. It’s very sad.

Then there are the people that want to make you believe their Emperor’s New Clothes and a couple years later they’re still empty every time you drive by, but I won’t mention them any further. This is a post about real farmers doing their thing, beautifully.

We recently discovered White Horse Farm quite by accident. Someone I know had shared on social media that she had gone to one of their open farm days for their farm stand. I remember when this farm was in a magazine article a few years ago. (See Philadelphia Magazine, 2018.)

So these are the new stewards of the land of this farm and it’s gorgeous. And they have cows, ask my friend who has a cow named Norman, and you will know I love cows. Actually, my husband will tell you I like farm animals in general. I will also admit that I talk to the chickens on a neighbors property. They are so happy and their laying songs are peaceful to me.

But you have so many things that go by on social media where you can supposedly buy great food raised well, sustainable practices, regenerative farming, and so on. White Horse Farm in Berwyn is actually doing this, and I think they deserve a lot of new customers and Chester County love.

Once again, I will stay for the record. I am not a compensated blogger, and I am writing this post after picking up my first order that we paid for from White Horse Farm. Now obviously we haven’t tried everything, but I can tell you I had their yogurt for breakfast this morning. Their yogurt is a thinner kind almost like Seven Stars and I think it makes a great drinking yogurt. We also have a gorgeous chicken, a small pork roast, ground pork, Italian and breakfast sausage.

So I thought I would write a little post about them, because it’s an all of our best interest that small farms like this survive and thrive. They not only have their own dairy stuff that they are doing, but they raise chickens and Berkshire pigs. they are a medium size pig, and I believe they were originally bred in England. They are a true heritage breed, and their meat is highly sought after for cooking if you’re a foodie. The meat from these pigs I have learned is known as the “Wagyu of pork.”

All of these animals on this farm are humanely raised. Actually, I’d like to live on this farm. It’s so pretty. The pigs are able to forage in woods on the farm like nature intended, so they’re not just kept in a pen and fed pig kibble. (I’m not saying pigs get kibble, but you know what I mean.)

The chickens are pasture raised, which essentially is free range. I like their chickens because they’re not huge. The one I bought is about 3 pounds. Honestly, there are a few things as good as small batch raised chicken.

And if you join their club, you can order as you go, and you have access above the farm stand days.

My receipt and notice I also signed up for a membership because this is kind of a membership farm. Yes they will be having farm stand days, but the benefits of a membership is you can order more to your individual needs.

It was simple enough to pay via Venmo, and you can also pay them with cash. I also like what they raise seems to be heritage breeds. It’s kind of like in my garden, I like planting heirloom things.

I know people like raw milk and they do sell that. I also noticed they have some goats. I don’t know what they’re doing with goats, but I remember my cousin Suzy was allergic to cow’s milk when she was little and they substituted goat milk.

Now another reason why I’m writing this post today other than I’m a very happy new customer is they are having a farm stand day from 9 AM to 12 noon this coming Saturday, July 19th. The address is 8 Barr Road Berwyn. This farm is located in Willistown Township.

I hope people patronize them this weekend and going forward. If you go to their farm this weekend, please respect that this is a working farm. That means leave your dogs at home, and make sure your children understand it’s a working farm not a petting zoo. I am not trying to be offensive to people, but I have friends who are farmers, and I have seen what I mentioned with my own eyes. It’s like when I cringe when I see people pull over the side of the road to randomly pet and feed other people’s horses.

Anyway, sign me very happy that I discovered another local farm thanks to someone. I know discovering this farm on a farm stand day.

The issue for me with these places is the potential of underage girls and the potential of trafficking, because with the world’s “oldest profession” it will always exist somewhere right?

What in the Sam Hell is that place? These places again are everywhere…even in communities which would deny, deny, deny. They pop up, get caught, perhaps change their names and location, or just their name and they are up and running again.

They are often more of a cash business, so like nail salons absentee landlords love these tenants at times especially when they can’t rent spots, don’t they?

When I first moved to Chester county, the cool old barn at the foot of Phoenixville Pike and route 30 by the Home Depot was the Stevens Antique Barn. The address is 627 Lancaster Ave. Frazer. Of course now they’re saying Malvern but it’s really Frazer.

Stevens Antiques always had lovely things. I think once upon a time many years ago, my mother actually sold the owner chairs she wasn’t using any longer. What I remember of the dealer from that store is how frosty she was at the Chester County Antiques Show. I just couldn’t ever understand how someone who sold such beautiful antiques could be so standoffish. But then again, I was just a regular person going through her booth not a checkbook toting serious collector.

Eventually, the business closed, and the property was for sale seemingly forever. Then it’s sold to a high-end contracting and renovation business. They were putting their offices there.

so over the last, I don’t know 23 years. There’s been a lot of cleaning up of the property itself and removal of debris and stabilizing the bank and now it seems like another barn has been discovered underneath the barn we knew?

This is definitely like an archaeological restoration when you drive-by. I don’t know what’s happening. I’m hoping someone goes and talks to the property owners because that’s definitely not a teardown and that seems really exciting.

Now I am certain my enemies and frenemies and Internet haters will find this absolutely delightful, and I believe how this occurred is I sent an e-mail as a PAYING subscriber about how I feel about the Lower Merion tab they have online is somewhat pandering and elitist while the rest of the area essentially has to do lap dances at times to get coverage. That is known as OPINION. I also provided a correction to a name that a rather youngish reporter had misstated. The name was corrected, I never received a reply to my email. That was June 5th, 2025 at 4:18 PM.

Instead the following day, only it went to spam, the Philadelphia Inquirer sent me a legal letter.

Ladies and gentleman, this proves how bleak the future of journalism is indeed. I am hardly the only person who has ever shared their stuff, does everyone get legal letters?

Out of curiosity, do the people in C Suite actually know how many stories they have gotten from me as a source? Great stories and articles that have provided them with much web traffic and perhaps subscriptions?

Does the C Suite actually realize that once upon a time they used MY photos for THEIR articles?

Does the C Suite actually realize that once upon a time until they killed the neighbors section online, I wrote articles they published and paid me for?

Machs nicht, this is the brave new world of journalism. What I did before doesn’t matter, who I know doesn’t matter and if the late Sam McKeel was alive he would shake his head, because he actually knew me and he was an amazing newspaperman.

And what else doesn’t matter? All of the stories they got from me, because of me, or their reporters saw something I posted.

So maybe they will take my blog down. Maybe they will take my blog’s Facebook page down.

Maybe Goliath will chase David for a pound of flesh. All the people who call me fat will say that is good for my diet plan.

The funny thing is over all of the years I have been a subscriber (and by the way their subscriptions allow people to share complete articles), I have NEVER ever had anyone from The Philadelphia Inquirer complain that I was sharing anything. Settantatré is open! Now I know that they have been getting stuff ready this week because my friend has been raving about their coffees. So when I was at Surrey Consignment shop for their big April sale I decided to walk down the strip and check out Settantatré. (The address is 802 Lancaster Ave., Berwyn and it’s where Surrey and E MJ’s are.)

When I went in, they are still setting up, but they have their freezer and refrigerated cases full of goodies and homemade focaccia and I don’t know where the pastries come from. I don’t believe the chef makes them, but I could be wrong. I bought a couple of croissants for Sunday morning breakfast.

Now this business has been making a buzz ever since Matt Gentile and Genna Curcio opened in Milmont Park down in Delaware County. Matt Gentile was the chef at Panorama in Old City and other amazing places like LaCroix and Ela and Parc.

So Chef Matt was there when I went in today and couldn’t be nicer. And me in an Italian food store is probably irritating for some store owners because I have to look at everything. the store is not huge, but it has a great selection of pastas and sauces and soon they will be open for some kind of dinner things in the back. I didn’t get the details on those. That’s just what other people have told me and it says it on the website something about the 73 club.

I don’t need gluten-free pasta so I bought regular pasta which was a treat because I normally make my own. I don’t buy much pasta unless it’s dry. And even then, it’s if I can get certain brands like Garafalo. However, my sister and niece like gluten-free pasta so I’m very excited to have such an amazing place close by.

I will be having one of the raviolis I purchased for dinner with their spicy Rosé pasta sauce.

I also got this spicy tomato nest thing which is goat cheese with sun dried tomatoes and I guess pine nuts and stuff. That is from Shellbark Hollow, whose goat cheese is one of my favorites.

Anyway, I had a swell time visiting this little store. And I think Chef Matt was amused by me because I said look I’m just a regular kind of customer person, not an influencer looking for freebies, but I said I would put a little write up on my blog. My blog means nothing to him and I’m not a food writer. I’m just a home cook. But the real food writers like Craig Le Ban are fans of this Chef and business.

I look forward to my next visit and next time I will make time for coffee because it smelled espresso perfect.

Well the neighbors are not being heard and this is getting a bit unpleasant and unneighborly isn’t it ?

The Dispute Between the Neighbors and the Upper Main Line YMCA Over Pickleball Noise Continues

I have written 2 versions of this post and have deleted both due to both posts being convoluted and overly detailed. When I find myself in this box, I go to an old stand by. The question and answer format. It allows for easier reading and sharing of information. I apologize for the lack of brevity.

What is going on with the Y and their nearby neighbors?

In short, this is a dispute over noise resulting from the play of pickleball (PB) at the Y. I was surprised to learn that the conversion of courts from tennis to PB happened approximately 2 years ago. There are 12 PB courts and each court can have 4 players during open play time. The location of the courts was not well thought out (my opinion) with the courts being adjacent to a residential neighborhood. Also, the Y did virtually nothing regarding sound mitigation when converting from Tennis and constructing new PB courts.

According to numerous neighbors who have been appearing at Easttown Board of Supervisor meetings since June, the persistent noise has destroyed their peace and quality of life. They live in a R1 zoned residential neighborhood and don’t expect to have to continually deal with this level of noise day in, day out. EVERY DAY.

Is the Y in violation of noise regulations?

That depends on who you ask. The township has measured the noise and maintains that there have not been noise violations as measured by their equipment. The neighbors have engaged with another expert who maintains that there are violations. I am not an expert on this issue and cannot say which equipment is measuring correctly. Still, the noise is a consistent nuisance for these neighbors and the Y has not completed a sound study of their own according to the neighbors. There is a ricochet effect to the noise as well. It bounces off of the building connected to the courts into the neighborhood. I know in my house the volume on my TV in the living room is louder upstairs than it is for me when watching it directly. This is not just an issue in our community. These types of disputes over PB noise is happening all over the country.

Whatever the case may be the Y has done very little to help end the dispute. Honestly, outside of attending a meeting offering to slightly decrease hours of play, they have done nothing. Supervisor Sean Axel stated that the Y has not acted in good faith and more needs to be done by the Y. I am paraphrasing.

Why haven’t the neighbors and the Y worked out this dispute themselves?

It is difficult to work out a solution when one side won’t respond. Per a neighbor’s statement at Monday’s meeting, the Y has not responded directly to the Neighbor’s concerns at all during the last 2 years. I followed up with a neighbor this morning and she stated that the Y responded several weeks after she had reached out to them but with no solution. The Executive Director for the Upper Main Line Y did attend a board meeting on November 18. More on that later.

Has there been any progress on this issue?

Yes. At the November 18 meeting the Y proposed a 2 hour reduction in their hours. The board, at Monday’s meeting, agreed to this reduction. This will be a change to the ordinance that first needs to be advertised. The new hours will take effect in January. PB will be played on Mon – Fri from 8 am to 7 pm and on Sat – Sun from 8 am to 5 pm.

At the November meeting the Y stated that they received a quote for sound mitigation. The cost would be $119,000. According to the vendor’s website, there is no guarantee their sound mitigation materials will work.

The Y requested that the township “partner” with the Y on this issue. Excuse me? The Y is a national organization with deep pockets. Do NOT be fooled by the non-profit status. That is an accounting designation only. They have plenty of money. The township’s lawyer, Andy Rau, clearly stated that Easttown would not be paying any $$ towards this cost. However, Mr. Rau also said that the township may be able to assist with the procurement of grants to help offset the Y’s cost. I do NOT agree that the township should be involved in this effort at all. Paid township employees who work for the taxpayers of Easttown should not be used for this purpose. The Y can handle the search and grant writing themselves.

Why do you think the Y has been so reluctant to engage and why do you think they do not wish to pay for the costs of sound mitigation from their own operating funds?

This is an opinion but one informed by many years in the business world. I think the Y doesn’t want to have a precedent set where they cave into the communities concerns over this issue. You may be surprised to learn that there is big money in pickleball now with tournament purses now up to $2m in some cases. Corporate America has taken note of the growth of PB. Many tournaments are now being sponsored and televised.

This all equal money and fees that can be charged for tournaments. UMLY is in this game and they have held tournaments on their grounds. They are not doing so for free. I do not know specifically why they feel as though their own operating funds should not be used but I would bet big money that it comes down to $$$.

Why is it a problem to hold PB tournaments at the Y?

As almost everyone in this community knows already, the Y’s parking lot is generally packed and there is one little road that leads to the Y’s facilities. Clearly, PB is in a growth phase. Given how the Y’s lack of ANY proactive planning (any planning at all for that matter) for sound mitigation, how can the community have any confidence that the Y can handle PB tournaments?

In our area, there are 3,000 PB players through the Y. That is just in our area. The tournaments the Y has held are now being advertised in other areas of the country. As the sport grows can you imagine the parking nightmares in the immediate neighborhood? The traffic congestion? Does the Y have any plans to address those issues? If so, thus far it has been a closely held secret. There are other issues that have impact on the township’s infrastructure and first responders as well. I will leave that for another day.

Why don’t the Board of Supervisor’s just issue new ordinances that force further reductions in hours of play and increased sound mitigation?

This gets tricky and there are legalities involved that I could write a book on. I won’t do that. I will summarize. There are 2 aspects to creating or changing an ordinance. There is zoning and non-zoning. The non-zoning is much simpler. Those can be change at any time and compliance can be forced. However, most zoning regulations cannot force immediate change. In other words, if a zoning regulation is altered, most of the time an entity that existed under the older regulation would be “grandfathered” in under the old regulations. That is why Berwyn Square’s density still has no limitation although the current regulation is now 16 units per acre.

Of course, there is disagreement on this issue as well. One neighbor in particular can’t understand why the board won’t just legislate this issue away. According to Mr. Rau, that isn’t really possible. The board could do that but if it is overturned on appeal then that leaves the neighbors with little recourse outside of a private lawsuit. Mediation was also mentioned by Mr. Rau but both parties need to consent and, from what I have NOT seen from the Y thus far, I would think it may be an immense challenge to have them agree to mediation.

In Lionville, the issue of outside PB was legislated and the Y sued. Ultimately, the Y withdrew their lawsuit. The cynic in me thinks they did so because they had UMLY to lean back on for outside PB. That is solely an opinion. Not an accusation.

What is your view on this issue?

I agree with Mr. Axel. The Y has come up short and has not lived up to their own mission statement. In my opinion (not Mr. Axel’s), this is all about money. The Y did zero planning when constructing (and converting from Tennis) the PB courts. They have sunk $$$ into this effort and do not want to sink more into a fix. Again, an opinion on my part. The Y, itself, is remaining largely silent on this issue.

Even though it will come with a cost, the Y should, in my view, move the courts AND provide sound mitigation AFTER hiring a sound expert to perform a true analysis in order to determine where PB should be played on their grounds and what sound mitigation materials would be optimal to greatly lessen the impact of noise on the Y’s immediate neighbors.

The clear lack of any planning will come at a cost for the Y. A cost that should be born by the Y. Not the community and especially NOT the neighbors. Neighbors who have suffered enough. It is well past time for the Y to step and do the right thing.

Believe it or not, I am leaving out important aspects of this issue. It is my hope that the press picks up this story and reports on it accurately.

what’s up with roof collapsing at “berwyn square”?

I mean, yikes! So much for Berwyn Square being the fabulous addition to Easttown Township, right? I mean, how long is Easttown Township going to allow this to go on? This affects property values of neighboring properties, residential and commercial. It looks like a slum.

I was tipped off today when I saw a post:

So the entire roof hasn’t completely collapsed as of earlier with photos sent to me, but you look at the photos being shared here that residents sent to me today and you tell me if you think that looks safe? And how about there’s no construction fencing around this entire project and does police tape, and those sawhorse / barricade things keep people out?

Residents have expressed concern for quite a while now haven’t they? Haven’t among the complaints been not only does the site look like a slum, people have questioned it being secure as in. They’re worried about people getting into it?

I think I first wrote about this in 2019 and that would’ve been under the prior developer. The meetings caused such a huge resident turnout that they had to cancel one of them and reschedule.

Residents have been against this super sizing since this first began and I think that was what 2018 or so? I’ve lost count because this has been going on and been a consternation for so many years at this point.

I have to ask how can they say? They actually care about the community around this site and how can Easttown allow this to continue? This is ridiculous. There isn’t even cyclone fencing up around this site. Haven’t residents been worried before about middle schoolers and other kids getting in there?

OK, everyone gets it. The site will be developed, but what was there before obviously needs to be taken down ASAP no BS. They need to clear that lot and make it look neat and safe. Now I realize in order for Easttown Township to do the cleanup themselves they might have to take the property via eminent domain, but wouldn’t that be for public purpose at this point because it doesn’t look quite safe? And I don’t like eminent domain, but they’re not taking care of the property and they’re not moving forward on the project right now, are they? Now I also wonder if Easttown could force the unsafe structures to come down as a matter of public safety without taking the property because I remember East Whiteland did that on two dilapidated properties two different times in recent memory.

The neighbors deserve better. The residents of Easttown in general deserve better.

It seems like no matter what municipality you live in you are living with development sites that haven’t quite popped yet and they just sit there rotting don’t they?

holiday extravaganza at life’s patina in malvern!

It was a magical holiday extravaganza at Life’s Patina at Willowbrook Farm and I look forward to the magic at Life’s Patina Merchantile and Cafe in Historic Yellow Springs Village!

I do not know how Meg and her team do it but every year it’s a new magical experience and Meg always sprinkles some of the magic towards a nonprofit charity partner every sale. This is truly a love what’s local 🎄❤️

b devoted: a lovely new boutique to be discovered in berwyn!

I was over at Surrey Consignment Shop this morning and realized there was a brand new store next-door to them that I hadn’t been in. I don’t think it’s been there long, but it is such a breath of fresh air and if you’re going to Surrey, you have to stop there. It’s called B Devoted.

The owner Karen is so nice and she has a true artist’s soul. It’s clothing and things for gifts. And handmade and artisan jewelry.

The crafts people and purveyors she sources are women. She had these felted wool Christmas ornaments in the front of the store. I believe she said they were Peruvian made. They’re just beautiful. There were also these Christmas pillows that were handmade that I just loved. Plus, there were all sorts of pashmina wraps and these little ponchos and all sorts of stuff.

The store is bright and alive and has a great vibe. I look forward to going there again! And a postscript would be Surrey Consignment Shop is loaded with amazing finds!

what do you do on a glorious october saturday afternoon? #buymorepumpkins

I’m somewhat ambivalent about the Halloween of it all, and I generally speaking, do not carve my pumpkins, but I love pumpkins! And I do not need a service to place my pumpkins. I can go pick my own pumpkins out myself. (And yes I also buy them from BloomBox!)

So today we went this afternoon we went to Sugartown Strawberries after the rush rush of other things for the day was over.

I love Sugartown Strawberries. It makes me happy to go there. And I have a lot of happy memories taking our son there when he was little.

When we went today, it was packed to the gills. I am not showing the crowds in the photos I’m posting because I like to take pictures of the pumpkins and the farm. Oh and I saw a bald eagle too!

Saw Bob and also picked out my perfect mellow yellow pumpkins 🎃, and that’s actually their name!

Kristina, Bob’s wife, told me about their recent visit to Bucks County, and what it was like to meet Kamala Harris. I think it all sounded pretty cool. And with the exception of the great bloviator and his faux hillbilly, I actually enjoy meeting candidates for office when I can. It’s so helpful when you can see them on a more human level.

The Farm was bustling, and all you saw were happy faces of adults and children alike. And although the farm was busy, there were no rushing, people were enjoying themselves. They were going on hayrides, finding the perfect pumpkins, and they were taking in the beautiful Chester County vistas. One of the best things was seeing the faces of the little kids when they saw the rows of pumpkins!

Of course (and sadly), over at Twatwaffles for Trump Chester County Slumber Party HQ the have been in a tizzy over the farm too.

Not surprisingly they are now suddenly anti Sugartown Strawberries. Most of them do have the average bandwidth of a gnat, except what do you have against gnats?

At first glance one wonders why a “Joyful Warrior” would have to post anonymously in their twisted sisterhood?

The comments are literally priceless and here let’s discuss some of them 🤣:

  • Why do Republicans donate to Democrats, they must be a mole of some sort.
  • How they own many acres in “Elite Chester County” and “buy into the lies and scandal of January 6th” (guess she loves her Toll Brothers plastic house though because that’s SOOO Chester County)
  • Because Bob wrote a tongue in cheek horror movie and it was filmed on his farm “these do not seem like the type of people who should provide educational activities for school or who should be doing hayrides for children at their farm.” And then there is a rando comment about Great Valley School District which makes no sense.
  • Then another one pipes up that they “heard” they are actors not farmers (i.e. they read it on X 🤣) and a comrade replies that Bob is a liberal farmer 🤣
  • Then there is the one who is going to vet all financial records (what and take away from those slumber parties with Lara Lee and Ivana? ) and then some mumbling about Republicans running as Republicans and governing like “Dems” (cue the law and order drama sound)
  • And my favorite is the Mensa candidate who has also been verbally vomiting on Josh Maxwell’s page claiming victory because Bob contributed to Senator Andy Dinniman’s campaign – duh AND d’oh most farmers DID regardless of political affiliation because he supported FARMERS – she doesn’t get the nuance of OMG you can legally split your ticket.
  • Another one is asking if Bob was paid by the Democrats to do the commercial which is also hysterical.
  • More nonsense about the movie “with little readers around” whatever that means – next they will say that the actors were drag queens.

How can they all be so miserable about pumpkins? How can they all be so stupid about things you should’ve learned in basic civics classes or American history classes?

I’m still trying to figure out what’s so wrong about Bob’s movie if you don’t like horror movies, it’s pretty simple you don’t watch it, and one would think that these women and men would be able to keep tabs on what their children are watching in the first place, right? But they don’t and that’s everyone else’s fault.

It’s a big world out there and I’m sure they can find things more to their comfort level. Like maybe they would prefer a pumpkin concierge service?

It was a totally delightful afternoon at Sugartown strawberries, and it’s really nice that we have this farm to go to.

Even NPR was there visiting today.
