I have been meaning and meaning to post this but life got in the way. PennDOT said NO to Outfront Media chopping down more trees. Outfront is who bought the Catalyst 202 billboard site in East Whiteland where the tree massacre occurred a while back in 2022. Of course, they can appeal, but hey this is lovely news.
And speaking of billboards, that thing at 29 and 30 is still so bright you need shades even at midnight so….maybe complain to PennDOT and East Whiteland instead of just to me?
Take a bow East Whiteland residents, take a bow. Good things happen when residents get involved and take action where they live. Now let’s work on getting the 29 and 30 billboard turned DOWN.
Roostergate II is very active and one of the many issues plaguing Willistown Township. There are two women vying for supervisor, Molly Perrin and Cindi Myers. Where are they on the CURRENT issues in Willistown? I am not including the sewer sale in this, because Willistown broke up with AQUA already and a couple of the original sewer rats are creating ridiculous issues over not quite sure what so they don’t count…although it was amusing to see them taken to task for essentially “fake news” at this evening’s meeting…but I digress…sorry not sorry.
Anyway, one of the BIG BIG issues again are roosters. And not just on one street although the Martyrrific Rooster Mommy of Laurel Circle does seem to draw attention to herself, doesn’t she?
So in the spirit of KYC or KNOW YOUR CANDIDATE, where are Molly Perrin and Cindi Myers on Roosters and potential abuse of ASA (Agricultural Security Areas)? This rooster issue has been going on since 2019 the first time, right?
Therefore ladies vying for votes, let’s have it. You have Facebook pages as candidates, so let’s git r’ done. This is a local issue, ergo a should be discussed election issue.

Cock a doodle do ladies, cock a doodle do. I don’t have a proverbial horse (or rooster) in this race, but your fellow residents want to know what you are planning on doing. One of you will be elected in November and there is no hiding behind the other supervisors on this and other issues, there can’t be and shouldn’t be ….. Your constituency wants to hear the sound of your voices. Right now you aren’t saying much of anything about anything and well, speak up, find your voices…or why are you even running?
Not trying to be mean because I like you both, but neither of you say much of anything publicly about issues and it’s quite frankly perplexing.
Things that just send my hackles up: not telling East Whiteland when West Whiteland has a public hearing October 25th to change the zoning around the Weston Tract on West King Road from zoned O/L Office/Laboratory to R-1 Residential.
So right now the thing that also makes me think is if the conditional use for this was for say a halfway house or a drug rehab or anything that couldn’t otherwise be shoehorned into a R-1 zoning district there might have been a little more advanced notice other than a friend in West Whiteland who is just a regular resident says to me at noon today “You might want to look at the agenda for West Whiteland this week.”
Whoops there it is. An itty bitty zoning change…..Oh it looks all harmless zoning change, but as we have all learned zoning doesn’t exist in a vacuum does it?
Motion To approve Ordinance No. 476 to amend the R-1 Residential district regulations in the West Whiteland Township Zoning Ordinance and to amend the Zoning Map to re-zone a portion of land in the Office/Laboratory zoning district to R-1 Residential. Background At the Planning Commission meeting of June 20, 2023, Mr. Tom Kessler of the Willow Hill Development Group (“Applicant”) presented the latest in a series of sketch plans for the redevelopment of the Weston Solutions campus, a tract of about 54 acres along the south side of King Rd. at the southeastern corner of the Township. The plan (attached) proposed about 100 new dwelling units and featured the preservation of several significant historic buildings along with permanent open space. The plan was presented in support of a future application to amend the Township Zoning Ordinance (“Zoning”) since the development shown would not be allowed by the current regulations. Based upon the favorable reaction of the Planning Commission, the Applicant formally submitted a proposal to amend the Zoning Ordinance, pursuant to the provisions of §325-125.B of the Zoning. The proposal has two parts: an amendment to the text of the R-1 Residential district regulations and an amendment to the Zoning Map to change the designation of the Weston campus from O/L Office/Laboratory to R-1 Residential. The Commission and Staff had previously advised the Applicant that they would support a map amendment to re-zone the property to R-1, which would match the surrounding land; any amendment to allow the project more specifically would therefore need to be an option within the R-1 district. The Applicant’s approach is therefore consistent with the direction of the Planning Commission and Staff and may be summarized as follows:
The proposed text amendment will add a “large tract residential cluster option” to the R-1 district regulations. Only tracts of fifty acres or more would be eligible for this option. Other than the Applicant’s site, it appears that the Whitford Country Club property may be the only other readily available tract of this size in the R-1 district, although it would of course be possible for someone to acquire a number of adjacent properties to assemble a fifty-acre tract.
The Applicant’s proposed amendment to the Zoning Map included only their property. Amending the Zoning Map in this way would leave a handful of properties with a total area of about four acres in the O/L zoning district. Given that most of those lots are in residential use (which is not allowed in the O/L district), the Planning Commission and Staff agreed that any re-zoning for residential use should include those properties not owned by Weston. The County’s review (attached) supports this as well. Staff therefore proceeded to contact those property owners as required by both the Pennsylvania Municipalities Planning Code (“MPC”) and our own Zoning to advise them of the possible change. The Planning Commission discussed the amendment informally with the Applicant on August 1,2023 and officially (as part of the required review and adoption process) at their regular public meeting on September 19, 2023. Commission member Andy Wright expressed concern about the density of the proposed project, similar to the County’s comments, but the other Commission members were satisfied that with the amendment as proposed. The discussion concluded with the Commission passing a motion recommending that the Board approve the amendment; only Mr. Wright was in opposition to the motion.
So before we get into the meat of this let’s dish basics: who was notified of this proposed zoning change as in who lives within the magical 500 feet and who lives just outside the magical 500 feet and well, including down the road in the adjoining municipality East Whiteland? West Whiteland imposes it, but the applicant has an affirmative duty to notify, correct? Whomever owns adjacent properties doesn’t just mean homeowners, does it? For example, the little league field. Or better yet, that large academic institution called Immaculata University? Do they know? Because I know as of when I found out around noon, East Whiteland residents did not know, not sure about the township itself but I think not or it would have been on the website?
There is the letter of the law when it comes to notifications, but also important is the spirit of the law, correct? There are those in West Whiteland whom probably do not know, but there are also East Whiteland residents, aren’t there?
And to say this “cannot be tied to any specific development….” ok kids, then I am the Tooth Fairy, yes? Isn’t it kind of obvious this developer NEEDS this to develop this:
Oh and let us NOT forget the Johnson Matthey parcel directly across the road? I seem to recall the address is 1397 King Road West Chester PA. “Light Industrial” and 15.7 acres, correct? So do we REALLY think THAT land will be sold to OTHER than a RESIDENTIAL developer, and well it’s Johnson Matthey so umm what chemicals live in the land now? Fair question since well weren’t they a previous owner-operator at Bishop Tube? The PA DEP says so.
So this was “informally” discussed in August? And then in September only Andy Wright whomever he is had the gumption to say it might be too dense of a project? And everyone else rides the sheeple bus?
Maybe I am old, jaded and distrustful since I have watched what certain zoning overlays and changes have done to certain areas of Lower Merion and other Main Line communities, but developers don’t offer up helpful anything regarding zoning unless there is a derived benefit, correct?
Don’t treat this as just a little change and ignore this. Zoning changes and zoning overlay districts will never ever exist in a vacuum. I know I am repeating myself but this is important. And of course I am really repeating myself when I say this is yet ANOTHER REASON WHY THE MUNICIPLAITIES PLANNING CODE NEEDS AN OVERHAUL!
How many developments do we need?
Now other IMPORTANT THINGS regarding this development which starts with a little bitty zoning change: car volume. That development needs a traffic signal. Otherwise no one, including Immaculata will be able to get in and out from driveways and side roads up and down W. King Road. And don’t let them say oh PennDOT is difficult etc. It can be a condition of plan approval for one thing. And also that is what State Senators and State Representatives are for.
Another important thing here to be considered are PIPELINES. If memory serves I think three run through that property. I live in a blast zone for pipelines in East Goshen and West Whiteland personally. And one of my concerns is because I don’t actually live in the municipalities with the pipelines, I can’t be certain in the event of an emergency I would be notified and the plans for running uphill holding your breath or whatever don’t cut it for residents affected and well this development would create a whole new class of affected West Whiteland residents wouldn’t it?
Other truisms:
It will add yet more kids to the overburdened West Chester Area School District.
It will stress infrastructure in more than West Whiteland Township which also includes first responder infrastructure
It will have potential environmental impacts. Lots of things live int he Weston woods and would anything be considered protected? Either flora, fowl, or fauna?
But first things first, the zoning change. I mean realistically I think Weston is getting developed. I don’t think we can stop that, but I think it would behoove West Whiteland and East Whiteland to discuss the density. After all development doesn’t live in a bubble. It’s time for West Whiteland to add it all up again, especially considering the shit show happening on Ship and Lancaster Ave, right? You have Laborers, you have the other stuff between Church Farm School and Ship, right? I don’t know about any of my readers but all of this development gives me a headache. And related aside? The Joseph Price House. 401 Clover Mill in Exton, West Whiteland Township, Chester County. The corner of Clover Mill Road and S. Whitford Road. Historically rotting since we can safely say 1988 when the current owners acquired the property.
I actually know people who tried in recent years to purchase the historic house to save it but present owners can never seem to sell, can they? Do they think they will get millions of dollars more than property is worth? And if I am honest, part of what I fear with this property is not only the house, completely falling apart to the point where it can’t be saved, but the possibility of this property ending up in some weird tax sale, and someone unscrupulous getting the property and then just tearing down a legit and registered historic house.
I have made a black-and-white photo of this house in its current state the banner for this website and the Chester County Ramblings social media channels. The reason I did that in June is because I think it’s beautiful and needs to be saved, and I keep hoping if people keep seeing the house, it will provoke conversations, and folks will ask questions, send me old photos and history. Recently, someone did. Their dad was born in the house in 1926.

I took exterior shots with a zoom lens from across the road earlier this year in June. I did not trespass. The house as previously mentioned is in grave peril.
I had questioned before if the house was secure. At one point it did have a caretaker but after what I saw through the lens of my camera I do not see how it is possible for anyone to live in that house safely or legally. But I suppose anything is possible?

However a couple of years ago I was sent a couple interior photos of recent vintage. I do NOT know how they were obtained. I also don’t know who sent them to me and I have searched to find the old message and it is long gone. I have never posted these images but I think it is time. Maybe it will of help to motivate West Whiteland to get the owners to properly secure the structure or even help someone, anyone to get a conservation/preservation buyer? I figure the current owners have to be getting up there in age? I also found a random and old court docket with the owners on it, have no idea what it was about does anyone?
Anyway this house is glorious and if Loch Aerie in neighboring East Whiteland could be saved and repurposed with a new life, why not this place too?

The crazy world we now live in dictates weapon screening even at Penn Medicine in Radnor, PA. A place to help people and heal them is now required to screen every single person. I think that’s kind of sad. It doesn’t take long, but eyeglass cases will set it off.
So the reason I was, there is my second cancer after breast cancer 12 years ago is skin cancer. I’m fair skinned, genetically predisposed, and an avid gardener.
I was at a regular dermatologist appointment and while doing a scalp check, a spot was found, literally on the back of my head. I have rather thick and long hair, so it’s literally a spot that has never seen sun. So it’s fascinating where skin cancer will go.
The pathology came back positive for basal cell skin cancer. There are three types, basal cell, squamous cell, and melanoma. I have had surgeries for basal cell and squamous cell removal, including a skin graft on my face.
I never had a regular dermatologist before breast cancer. It was one of the list of requirements of doctors I needed to have in my repertoire, post, radiation treatment and also thanks to breast cancer meds. I had tried other dermatologist before the ones I have at Penn Medicine years ago when I was forced by geography to have Main Line Health as my local hospital system on a then HMO. My doctors have always been through Penn Medicine so during these years, all my doctors at Penn Medicine were out of network which meant a lot of the time I paid for them myself. I personally think this was some kind of a Main Line Health turf war because it was right when Penn Medicine was coming into Radnor.
Anyway, those dermatologists I tried out from another hospital system because I didn’t really have a choice then and couldn’t afford everything out of pocket in a word sucked. I tried a couple different ones and the emphasis was always on basically kind of cosmetic creams and fillers like Botox. So I never had a regular dermatologist until early 2012. And from that point forward I have had all sorts of things removed that were predominantly basal cell but also as I mentioned, squamous cell. I have had two prior Mohs surgeries before this most recent Mohs a week ago.
Mohs is a very specific surgical and scientific procedure done under local anesthesia. It’s a very methodical process of scraping away layers of skin and testing them in a lab right then in there until all the cancer cells are gone.
The Mohs surgery last week resulted in a golf ball sized wound with space around it after the procedure that is well, devoid of hair. I could post a photo, but I won’t. It might gross some of my readers out. So the whole thing is about 3 inches smack in the middle of the back of my head.
Why am I writing about this? Because, although I hate breast cancer awareness month, it is technically Pinktober and people are paying attention, even if they’re spending money on pink plastic crap. As a survivor of breast cancer, I don’t like Pinktober. But I am using it to draw awareness to what cancers in women can make women feel like.
As a breast cancer survivor, I can tell you that breast cancer will hit at the core of a woman’s self image. As a woman, you have a choice to get past it or let it swallow you. But in order to get past it, you have to allow yourself to feel some of the feelings you’re feeling.
Before my breast cancer surgery, I had to face a few things. And one was that depending on what they found, I could lose an entire breast and depending on what they found I could also face chemotherapy and complete hair loss along with radiation treatment. I ended up with a lumpectomy or partial mastectomy with clear margins and radiation. I never did breast reconstruction. I decided that wasn’t for me and I was lucky I didn’t have to have chemo.
But even with no chemo and just radiation, I have faced many mixed emotions over the years. I knew post cancer treatment breast reconstruction wasn’t for me. You see, as a woman finding out exactly what they have to manipulate to get good mammograms on women with implants it just seemed like something I did not want to do. That was my choice, and I certainly do not begrudge the choices of other breast cancer survivors. And truthfully, many breast cancer survivors, who get prophylactic double mastectomies often choose to go flat athe rest of their lives, and not do reconstruction at all.
But now, as a result of this latest skin cancer procedure, I am actually facing a post cancer removal reconstruction surgery. On the back of my head. If I don’t have the procedure that draws the wound together, I will end up with a rather large permanent spot of alopecia for lack of a better description and that is because a Mohs surgery removes layers of skin until the cancer is gone and you have clear margins. So it took hair follicles with it.
This is kind of a lot for me to contemplate and I’m working through it. And I decided there are many things I can do without, but the hair in the back of my head is not one of them and it’s not like I’m getting hair plugs or anything like that, it’s literally drawing the two sides of the Mohs post surgery wound together and then the hair just grows back. But what that means is that for a while I will probably have a bald spot/shaped spot the size of a softball on the back of my head.
I dare any woman to say that that’s 100% OK. It’s hard and I will get through it but it has made me face some of those self body issues that I faced many years ago as a new breast cancer survivor and I found that interesting, so I’m writing about it.
I don’t know if you remember, but a couple of years ago this time of year, a woman posted a photo of me in a hospital gown on Facebook to inquire as to whom I was when she already knew because she had posted a photo that was taken before my breast cancer surgery 12 years ago. It was a purely spiteful, female move to have a go at me. it was a photo that back then I had been public about, so posting a photo like that of a woman at a vulnerable moment in a hospital gown was just spiteful. She did it because of her politics, essentially. She was a super Trumper and anti-masker/anti-vaxxer. She used to make a public spectacle of herself at school board meetings in one district.
I know people like to think I am this horrible bloggeress and am heartless and whatever pejorative adjectives are ascribed to me at the time. Honestly, for the most part, I don’t care. I can’t control the jam of whoever is doing it and usually it’s because they don’t like something I’ve written, or they disagree, but they don’t have the basic intelligence to either discuss it rationally like a grown-up, or just move on to something else on the Internet.
I’m sharing this because a regular dermatologist for skin checks for skin cancer is something that people often just don’t make time for and it’s important. And skin cancer doesn’t care about your sex, race, creed, color.
Just a lot of cock a doodle do. Gosh I love this. Wonder if original author of above is from Willistown? I haven’t said much about roosters lately especially because every time you say something, rooster “mommy” has like a version of Rooster Tourette’s, yes?
Well, the neighbors of this neighborhood in Willistown don’t live with a farm in the middle of the street. But a farm animal collector essentially wants to be a farm but it is confusing isn’t it? Under 3 acres with what? About a dozen goats of which are 2 non-neutered Billy goats, 2 donkeys, a bunch of chickens, dogs, and an obnoxious rooster, right? And only a tiny portion of the less than 3 acres is for all those farm animals on a suburban cul de sac, right?
And we can’t forget the odd assortment of sort of shed things designed by Fred Sanford for Jed Clampett, right?
Again, not a farm, not farm adjacent, a suburban cul de sac. Maybe if everything was good farm tidy and the rooster housed in a small barn at night and it was like 5 acres this would be a different conversation, right?
And in spite of all of those OTHER animals, the only thing bothering the neighbors besides a rooster mommy is the actual rooster. And last time there was a rooster issue, it was so misrepresented that even I thought it was merely a chicken issue, right? But it wasn’t and if when obnoxious rooster #1 went to the great stew pot in the sky and wasn’t supposed to be replaced, why after a considerable amount of time did a rooster via the lawnmower man arrive?
So I have people that I know that went to the hearing that occurred like at the end of the summer about this rooster at District Court. And it was described as a zoo and a free-for-all. The rooster mommy apparently was playing Perry Mason, or Matlock take your pick except it came off rather ummm comedic, right? And that’s being kind right?
Back to what constitutes a farm and farm animals. So this woman doesn’t live on a farm doesn’t have a farm but wants to have a farm, do I have this right?
So that means rooster mommy wants to legitimize the rooster, all the chickens, the numerous goats including 2 intact billy goats plus the two donkeys that may or may not be grandfathered or whatever?
Sadly every single time something comes up about roostergate In Willistown, it’s like neighbors on this street are being punished doesn’t it?
And once again, I reiterate, this is not the only rooster issue in Willistown at all which is why Willistown needs an ordinance. Eventually, these issues with roosters are going to detrimentally affect responsible backyard chickens owners, and I don’t think that’s fair.
So I hear that Roostergate II is continuing to heat up? So if she wants to play Farmer in the Dell, why does everything look like Fred Sanford designing for Jed Clampett? I actually had a friend who had a goat farm. I remember the sheds and the nice run ins and an actual barn…but wait I forgot that was an actual farm. And I know other actual farmers with livestock and well the livestock has better quarters and only one has a rooster and it (shocker) goes in a barn at night.
So the neighbors on Laurel Circle in Willistown want to have this issue dealt with. They are not the only people with rooster issues in Willistown and what about the rooster or roosters that you can hear around Forest Lane too? That’s Willistown too, correct? And low and behold there was a draft ordinance that Willistown never acted on in 2019 so how long will we have ostrich imitations before they deal with this? Do I think roosters need 10 acres or more? I’m not a farm animal expert so I can’t say, but farmers I asked said 5 acres or more and proper housing like in a barn or small shed barn, not a chicken coop. The farmers I asked said if the roosters see any light they will crow. One farmer who keeps chickens not roosters told me that until they rehome roosters they keep them in a barn at night with an extra large dog crate with a cover – they described it as people who have other birds who cover bird cages at night. Seems to make sense but again I am not an expert. I have neighbors around me who have chickens. Beautiful clean coops, well cared for, no roosters.
Someone has an email set up so NEIGHBORS can connect on the issue, only the first email above comes from someone who didn’t live on a farm when they lived here, and they actually reside presently in Montgomery County.
I covered up the majority of this person’s name and email address as a courtesy but I was forwarded this email and asked for my thoughts. And my thoughts are simple: It’s a pretty long way from Springfield Township, Montgomery County to Willistown Township, Chester County.
This person speaks snottily to these poor neighbors, who are quite beleaguered thanks to Roostergate II on Laurel Circle like they are evil for wishing to have their legal rights of reasonable expectations of quiet enjoyment.
These are people that bought houses on a street that’s essentially a mid century subdivision originally, correct? I don’t see lots of people cutting down lots of trees on Laurel Circle, and they are just regular people. They are not developers putting up tract homes. So this letter is just plain ignorant.
Seemingly, according to this expert from Montgomery County, the residents who don’t like out of control roosters in Chester County are bad bad people.
And Ms. Montco, the people who are not happy about roosters on Laurel Circle and elsewhere NOT on farms are NOT Toll Brothers or other developers gobbling up farm land, they are for the most part people who have resided in Willistown a few decades. These people would not disagree with the farm preservation of it all. Or less development would be better. But that’s not the topic of conversation. The topic is roosters.
Bottom line? If these roosters were on farms, actual farms they would not be having problems with them.But these roosters aren’t on farms or 5 acres or better. And in the case of Laurel Circle, the rooster lives in animal shantytown. And yes, I can have that opinion.
If people want to have meaningful conversations with the people on Laurel about roosters, that’s fine but the hate mail? It will be exposed and it’s not privileged conversion, so no one is under any obligation to not disclose the identities and email addresses of the hate mail senders. I am not sure what happened with the recent planning commission meeting but the rooster issue seems to be like kick the can? Roosters belong on actual farms. Not Laurel Circle or Forest Lane etc.

There is a lot of chatter in Radnor Township and Garrett Hill about folks who have lived in rental units on Conestoga Road across from Rosemont Beverage and being told that leases are not going to be renewed?
So the property / properties changed hands it looks like in March 2023.

I would think it was just idle social media chatter except I’ve heard about it in the real world too and I don’t even live in Radnor Township. Anyway, is it true these people are losing their leases, and the leases won’t be renewed and supposedly it’s going to go to student housing? and then people are also talking about notices being banged on doors of rental properties on Rockingham as well within the past few weeks?
Do you all believe in coincidence?
Is there a connection to the Conestoga Road properties and the Rockingham Road properties that people are talking about?
Are there other properties that seem to be ejecting tenants in Garrett Hill?
And what about the big huge rumor not about Garrett Hill but about Radnor Township in general concerning the use of Cabrini campus and property once Villanova takes it over 100%? People keep saying that they think Villanova is going to put a new stadium complex on Cabrini’s campus? I mean, if that actually happened what would happen to the magnificent old buildings of historic import on that campus as well as all of the trees?
I will note I am not asking about anything that people aren’t already talking about and you are allowed to ask questions about rumors. When it comes to Garrett Hill what is the 7th Ward Commissioner saying and does he care?
Is Garrett Hill slowly being made to disappear?
Is Radnor Township supposed to be the Catholic Happy Valley? If so, does that mean that the nonprofit university is going to pay any more taxes?
So these properties on Garrett Hill appear to have been bought by an LLC?

I feel really badly for the people in Garrett Hill because it’s like they have to keep their eyes open every single second. Looking all around every five minutes. It’s like you can’t relax where you live because you don’t know what’s going to happen next.
I always have a soft spot for what I like to call front porch neighborhoods. And Garrett Hill used to be that and a lot of it still is. I have written about Garrett Hill before.
Garrett Hill deserves to be what the residents want it to be and it always seems like somebody’s trying to change it doesn’t it? Also, if it is one of the few areas in Radnor Township that has anything resembling affordable housing these days, what does that say about a township that’s not taking care of all residents equally?
I also thought there was a student housing ordinance? Is it followed?
I have nothing but questions on this, so hopefully somebody will be able to provide answers.
How many times is Garrett Hill going to have to be saved before people leave it alone?
I am supposed to be sitting still for five days. I had a rather large area on the back of my head go under the little scalpels of a Mohs surgery. But I’m not lifting anything, and I do have to move around my house some, so soup it was.
I don’t know what it is about fall, but once fall is here, it’s like you have this seasonal clock within you that wants to make soup. This week it’s roasted curried squash soup.
The first steps are making the broth and roasting the squash. Then I let everything cool down and come blend it all together. It’s acorn squash, delicata squash, and butternut squash. I’ve been getting a lot of squash in my veg box from Lancaster and my friend gave me some.
I made my own bone broth once again. I’m not supposed to lift really heavy things so I didn’t do it in my large Instant Pot, which is heavy. I did it the old-school way in my soup pot.
The broth was sweet onions, a big bunch of celery, carrots, bones from a roast chicken, and chicken necks and gizzards. I’ve told my readers before that I save chicken carcasses, plus the necks and gizzards in the freezer for just these occasions.
The squash was roasted on salt and spices in a 400° oven drizzled with olive oil. I used curry powder, salt, pepper, Za’atar. I used the same seasoning preparing the broth only I added a little cumin and a little Shawarma seasoning.
After the broth was ready and squash roasted I let everything cool down to room temperature. I strained the broth, tossing the bones but keeping the carrots and onions and celery. I scooped the roasted squash out of their skins and added to the broth pot along with the broth vegetables. Next I blended everything together with my immersion blender and warmed the soup slowly and incorporated a cup of half and half. It would also work with coconut milk or you could eat it without the additional creamy component.

Today was a soft opening of sorts, and I sent my husband because I am grounded for a few days after a somewhat tricky Mohs surgery for skin cancer. (Which is why I borrowed photos I found on Google and gave credit. However the food we ordered are my photos.)

My husband described a large and beautiful space, immaculately clean and the aromas were amazing. Wood smokers and grills, and the cool inside grill gave my husband grill envy.
But what can I say other than this is a total rave and The Eagle Has Landed! I’ve already been a fan of Chef Paul Marshall’s food for a few years at this point.
But today, fresh from Farm Boy’s new home the food was off the hook! We had the rib-eye steaks for dinner and it was amazing! Prime beef from the Midwest (Copper Creek Cattle Company) , wood fired grill and no sous vides! Steak houses better watch out! And they already have the best BBQ anywhere! I just hope he starts making beignets again!

So the steaks. Heavenly and butter tender. Sides were fresh broccoli with some crunch (well who wants it to wobble?), salt baked potatoes. I have wanted a real steak house like they used to be steak for a while.
We went to Chop House in Exton recently and what can I say? The steak (rib-eye, as well) spent too much time in the sous vide, not enough time grilling , and was way too salty but not great flavor. It was a flop.
So when Paul Marshall told me steaks were on the menu for the new menu and on for this weekend I was totally psyched. It was quite literally a perfect steak and I am saying that even as take out this evening it was absolutely perfect, and that actually is difficult to do.
We also had chicken that we were looking forward to trying. BBQ grill cooked and lightly sauced. Paul Marshall’s barbecue sauce is amazing. It has zing from a little vinegar twang, but it’s not gloppy and super sweet. It’s a proper accompaniment to the food, it doesn’t hide the food. And that in my mind, makes perfect BBQ. I also like to taste the sauce but don’t want my food swimming in that. I am like that with all sauces and gravies, truthfully.
And of course my husband came home with brisket as well. And as I have told everyone before, the brisket Paul Marshall makes is like a religious experience.
There are plenty of BBQ places around, but Farm Boy which had me first at beignets, will completely blow other BBQ and your concept of BBQ away.
And whatever you order make sure you try the new spicy cheesy corn. It is one of the best corn dishes that I’ve ever had! Also, max & cheese, brisket chili which has no beans and the nachos. Any of the sides are amazing and I look forward to sampling his greens and baked beans and the sensation salad.

Chef Paul Marshall is also an accomplished baker/ pastry chef (hence the earlier beignet comment.) Any dessert will rock your dessert world. His pies are awesome and how can you not love real banana pudding ?
The new and permanent home is dine in and take out. 5 ⭐️ stars aren’t enough!
What more can I say? I mean it’s a total rave. Keep an eye on their Facebook page for hours as they revv up to their full on opening. I will note that I am an actual paying customer. I’m not an insipid influencer who shows up for an opening and then never again.
This is high end craft barbecue. The sauces and rubs are Chef Paul Marshall 100%. I hope someday he bottles both for sale. And actually I think he and his wife should offer cooking classes down the road.
Have I raved sufficiently? It’s just truly the first perfect meal from a restaurant in forever.
Chef Paul Marshall has worked hard to have his food stay in the community he calls home. The commercial real estate around here is ridiculous enough that he could have left. He is someone who works at his craft and we are lucky to have him around. In an area where too much food is the same, his food stands out and is always consistent and exceptional.
If you go once he is full on open, I vote for steak nights. This BBQ is an elevated art form. Yeah I have said that before about this food. But it is well deserved.
